Contents insurance

This would cover items such as tables, chairs, glasses, kitchen equipment, fridges, cookers, tills and any other pub contents which are moveable. It would also cover any fixtures and fittings that you have installed, for which you are responsible, such as a fixed bar or laminate flooring.

Buildings insurance

If you lease the premises, you may not be responsible for the commercial building insurance, this would normally be arranged by the brewery or the owner of the building.

You may have a full insuring and repairing lease which will mean you are responsible for insuring the structure, even though you do not own it. In this case you would arrange the insurance and the owners of the building would have their beneficial ownership noted on the policy.

If you own a pub, public house or any other licensed trade premises you should consider the following points when arranging your insurance:-

1) What amounts should I insure for?

The sums insured you declare should represent the replacement value or cost if you had to re-build the property or you had to replace your contents or stock.

When considering the re-building costs of a pub you should refer to any surveyors or valuers report that you have received that should provide you with a reinstatement cost for the buildings.

2) Insurance excess?

A normal excess for a package pub insurance policy will be £200 or £250, increasing to £1,000 for subidence, heave and landslip. Some policies may have increased excesses of £500. You should alway check the level of excess that is applicable to your insurance cover as you will be liable for this amount in the event of a claim.

3) Additional insurance cover?

Whilst we have talked about packaged insurance cover you should always discuss with your insurance broker any additional covers, such as loss of licence. This provides cover for any reduction in the value of the business in the event that your liquor licence is not renewed.
